Truckee Real Estate Market Outlook: 2013 is showing signs that the housing market is truly on the rebound. There is a national trend toward fewer price reductions and tighter than normal inventory in markets across the country. Truckee home inventories are almost at historical lows and truly reflecting these national trends.
Truckee Home Sales: In 2012 we sold a total of 232 single family homes versus 242 in 2011. The sales price range was from a low of $80,000 to a high of $2.2M. The median home price was $345,000 which was relatively unchanged from 2011. The average sales price was $411,000 a slight decrease from the previous year and the price per square was almost identical, at $205 per square foot.
Truckee Condo Sales: In 2012 there were 32 condo sales almost the same as the previous year. The average sales price was $379,000, the median sales price was $292,000, and the average price per square was $222.
Truckee Lot Sales: 53 lots sold in 2012 and 68 in the previous year. The average sales price increased by 17%, the median sales was relatively unchanged from 2011 to 2012. The sales price range of lots was from a low of $12,500 to a high of $325,000.
Truckee Homes for Sale (Listings): There are only 38 single family residences for sale as of this writing, of those homes only 21 are under $1.0M The median price of homes for sale under $1.0M is $499,000 and the average asking price is $531,000. There are only four condos currently for sale in Truckee.
Truckee Lots for Sale (Listings): There are currently 110 lots for sale, at a median price of $169,000 and an average price of $262,000. The lots listed for sale range in price from a low of $22,000 to a high of $2.9M.
