Tahoe Donner Real Estate 2013 Mid-Year Market Recap

Tahoe Donner Real Estate: Tahoe Donner home inventories are still very low for this time of year and the overall market is mirroring statewide trends.  “CA Home Prices Record the Largest Year-to-Year Gain Since 1980! Median home prices across the state continued to show signs of recovery thanks to robust sales growth and a continued housing supply shortage, C.A.R. reported this week. In fact, the surge in median home price in May led to the largest year-over-year price gain in at least the last 33 years. There have been 15 straight months of annual price increases on top of eleven consecutive months of double-digit annual gains”.

Tahoe Donner Home Sales: Tahoe Donner real estate in the first half of 2013 compared to the same period in 2012 saw single-family home sales slightly decrease from 116 units to 111 units. The main reason for this small decrease has to be contributed to the lower than normal inventory levels. The sales price range was from a low of $205,000 to a high of $1.5M. For the first half of 2013, the median Tahoe Donner home price was $510,000 which was a 7.3% increase from 2012. The average sales price increased  by 10% from $524,000 to $576,000 and the price per square foot increased by nearly 10% from $237 to $260 per square foot.

Tahoe Donner Condo Sales: Tahoe Donner condo sales were down slightly for the first half of 2013 compared to that of 2012, 10 sales units and 14 sales units respectively. The median condo price was up slightly to $283,000. The average sold price per square foot of a Tahoe Donner condo was $269 per square foot and the price range was from $85,000 to $489,000.

Tahoe Donner Lot Sales: So far in 2013, Tahoe Donner lot sales have over doubled from the same period in 2012, 30 sales versus 14 sales. The median sales price saw almost a 20% increase year over year. The price range of sold lots was from a low of $40,000 to a high of $335,000.

Tahoe Donner Homes for Sale (Listings): There were only 39 single family residences for sale as of the beginning of 2013. Tahoe Donner home inventory is currently up from the beginning of 2013; at the halfway point of 2013 we have 76 homes for sale. The current median price of a Tahoe Donner home for sale is approximately $630,000 and the overall price range of homes starts at $300,000 and tops out at $1.7M. The average price per square foot stands at approximately $276.

Tahoe Donner Condo for Sale (Listings):There are currently 10 condos for sale in Tahoe Donner, the median asking price is $129,000, the prices range from a low of $74,000 to a high of $459,000, and $256 is the average price per square foot.

Tahoe Donner Lots for Sale (Listings): There are currently 35 lots for sale, at a median price of $139,000 and an average price of $173,000. The lots listed for sale range in price from a low of $65,000 to a high of $500,000.
